ClearBuild™ Delivery Process

Begin Design

With all your ideas gathered and your team selected, you can now start designing your home; your place for creating future memories.

Architectural Drawings

Your ideas for your home take shape as the entire team works with the architect to begin crafting the plans from which your home will be built. From rough draft to finished plans, the team works together to ensure the best possible experience.

Preliminary Budgeting

With the architectural design taking shape, it is time to create a detailed budget forecast. This process ensures that the design is headed in the right direction and prevents expensive redesigning of plans.

Materials Selection

Using the budgeted forecast, you can now finalize your feature selections and integrate those features into the design of your home.

Value Engineering

From the moment you begin the designing process until the plan and features are completed, Magleby and your team will look for opportunities to bring added value your home’s design, features and dreams. Giving you the most for your investment every step of the way.

Complete Budget

Your plans are now completed. With input from Magleby and the entire team, the features you have selected will be used to determine a detailed comprehensive budget. This step is critical in managing the construction of your new home. This is no ordinary budget! It is prepared through a process of collaborative teamwork by creating plans, features and specifications that accommodate a solid budget you can count on.

Pre-constuction Meeting

The final step before beginning construction includes reviewing the entire package of plans, features, and budget with the entire team. The culmination of the collaborative pre-construction process, this meeting aids your team to transition into the construction stage.

Begin Construction

Having everything created in a collaborative effort, construction now begins based on plans, features, and budgets, which your team can count on being accurate and complete.

Scheduled Onsite Meetings

As construction progresses, you will periodically meet team members to review and discuss the progress of construction. Meeting with your team onsite helps keep the collaborative efforts moving forward.

Progress Walk Throughs

At critical junctures in the construction process, specific customer inspections will take place: electrical walk, pre-drywall walk and final walk.

Move In

Your new home is complete and ready for you to move in. You can look back to the beginning of your dream and see Magleby’s motto of “Professionals dedicated to Building Excellence” was fulfilled in every step of the process.

Customer Service & Property Services

Magleby’s first-year customer service program includes finishing up your final request items and 60, 180 & 365 day reviews. As you test-drive your new home we will be there to ensure everything works as designed.

Key Concepts

Contrary to traditional construction processes, Clearbuild Home Delivery™ begins by organizing the entire team and opening the lines of communication between team members so that collaboration is immediate and ongoing. The end result is a smoother and more efficient construction process.

Advantages

Clearbuild Home Delivery™ facilitates synergy of resources and team members eliminating waste, redundancy and inefficiency normally found in home construction. The ability to value engineer a project is greatly increased by working together from day one. Open and frequent communication between all the team members keeps everyone in the loop and allows for each team member to contribute proactively rather than reactively.

Traditional Process

Traditional Process

Key Concepts

Each participant works individually without input from other associates. These participants then react to the work of other associates as they are asked to bid or complete their work. This reactive format creates a back and forth communication stream that results in varied documents and plans that are not cohesive nor correct. Implementation of such a process then becomes the burden of each individual participant to determine the best course of action.

Disadvantages

Participants work in silos and only react to other associates work after it is complete. Reacting creates additional cost for modifications to finished work and creates a gulf between different participants. Confusion is created in the construction documents, plans and specifications. This confusion results in higher costs from trade contractors, mistakes, schedule delays and additional cost.
