Director of Communities

Job Summary

Oversees all community construction projects, supports design, development and construction operations. Directs project teams and ensures all construction projects are completed on time, within budget, and according to pre-established specifications utilizing Integrated Project Delivery(IPD) seeking efficiency and involvement from all parties to increase productivity and to reduce waste and conflict. Manages construction, quality of construction and building methodologies. Develops and maintains rapport within local communities and trade bases. Supervises all personnel working on construction projects within Communities including site and project managers, field staff, and administrative personnel. Develops budgets/policies/procedures to support the Communities group infrastructure. Communicates objectives to state, city or local government and other necessary associations. Establishes overall direction and strategic initiatives for the group.

Essential Duties and Responsibilities

Leadership

  • Meet regularly with Operations leadership to review staffing needs, training opportunities, and group performance.
  • Acts as liaison between Vice President and construction teams.
  • Review group project Que and create action plans as needed.
  • Partner with all group leaders to execute Vice President and Company vision.
  • Offer insight and make recommendations to drive strategic group initiatives.
  • Maintain accountability to ensure group operational objectives being met.
  • Provide feedback and guidance for leadership development.
  • Participate in monthly group meetings and provide support to leaders.
  • Partner with leadership to ensure controls are in place to promote the CLEARBUILD philosophy both internally and externally.
  • Foster trust among company leaders to enhance group cohesion, eliminate silos, and keep groups focused on overall company and group initiatives.
  • Create and maintain a healthy, positive, engaged culture by supporting all team members.
  • Provide regular performance updates to senior leadership team.
  • Collaborates with other groups/MPS to carry out organizational goals and objectives.
  • Work with group members to establish key performance indicators, and action plans focused on results.

Financial Management

  • Assist executive leadership with financial projections and analysis of existing programs and policies.
  • Manage the quarterly and annual budgeting process and P&L responsibilities.
  • Eliminate waste by utilizing lean construction management principles.
  • Review project financial performance and take corrective action as needed.

Operations Management

  • Provide budget oversight for all projects and recommend corrective measures as needed.
  • Partner with project teams and clients to define and develop course of action for project execution.
  • Ensure project teams are working with complete drawings and specifications and provide assistance and direction as necessary.
  • Oversee project billing process to ensure all projects are billed and receivables collected timely.
  • Provide input and council to teams in the value engineering process.
  • Review and sign project contracts, ensuring Magleby is protected and contracts are legally compliant.
  • Review all project monthly progress and construction status reports, ensuring contract compliance.
  • Conduct weekly team meetings to review project schedules and forecast needs.
  • Provide direction to project teams to complete projects on time, on schedule, and on budget, ensuring quality expectations are met.
  • Ensure best practices are implemented for project execution.
  • Oversee punch list completion and project turnover for all projects.
  • Provide oversight and input on warranty items to ensure legitimacy and timely completion.

Quality Management

  • Ensure Magleby quality expectations are met in all scopes of work and across all projects within Communities.
  • Minimize rework and warranty items.
  • Learn about, implement and train employees on best practices.

Preconstruction

  • Partner with clients/developers to kick off project and move project forward, serving as the client’s main point of contact.
  • Offer expertise to developer consultants throughout the preconstruction process, bringing in additional support, decision makers, and key players when needed.
  • Ensure documents are complete to secure permits and execute contracts.
  • Negotiate all required contracts to ensure the best value for the client.
  • Review project estimates for accuracy and completeness, ensuring estimates reflects current market conditions, pricing volatility, and supply.
  • Provide estimate details and update clients on changes to development or general contracting budgets.
  • Establish and manage client expectations with regards to the construction process, costs, and decision-making requirements.
  • Manage preconstruction workload to ensure timely delivery of client deliverables.
  • Oversee project schedule creation to ensure deadlines are met, sequencing is accurate, etc.

Business Development

  • Professionally represent Magleby Construction, ensuring client confidence in our expertise.
  • Partner with clients to select consultants that will meet client requirements, personality, and project needs.
  • Provide proforma input and coordination.
  • Partner with developers and consultants to determine project requirements, scope, and needs prior to construction.
  • Offer strategic input on constructability and design through all phases of the drawing development process.
  • Research and communicate market details.
  • Attend prospect meetings to provide Magleby experience, execution methods and overview of a project life cycle.
  • Develop and maintain relationships, attending lunches, events and activities with clients, consultants and influencers to ensure we are considered a preferred partner.
  • Partner with Vice President of Communities to evaluate which projects we contract and which to forego.

Personnel Management

  • Partner with HR to interview, hire, train and supervise group personnel.
  • Provide mentorship support and coaching to team members.
  • Coordinate training and learning resources to enhance team performance and individual growth.
  • Conduct regular feedback sessions with team members.
  • Work with team members to set performance goals and objectives.
  • Conduct performance reviews to establish performance expectations and provide counsel.
  • Delegate tasks and responsibilities to promote team member growth and advancement.
  • Assign project teams and manage workloads to ensure efficiency, productivity, and compliance with contract requirements.

Compliance and Safety

  • Adhere to company, federal, state, and local business requirements and enforce compliance.
  • Oversee company safety measures to ensure company position and team member safety is continuously improving.
  • Assist with safety investigations and completion of required documentation.
  • Provide safety oversight to ensure project teams and trade partners are executing Magleby’s safety plan properly and routinely.
  • Advocate for company safety programs and exemplify company safety culture.
  • Make corrective actions as necessary.

Travel Required

  • Occasional travel to support business operations
  • Educational/conference travel as needed

Education / Experience Requirements

Required Education and Experience

  • 10+ years’ experience in senior/executive operations management role
  • Owner/Operator of P&L statement directly impacting and influencing organization
  • Bachelor of Science in Construction Management, Business Administration or related
  • Experience overseeing contracts for clients, partners, and employees
  • Multi-team management experience

Preferred Education and Experience

  • Master of Business Administration or related degree

Knowledge, Skills and Abilities Requirements

  • P&L Management
  • Knowledge and experience in high-end residential construction
  • Knowledge and experience in subdivision development and/or production homes, procurement and building of multiples
  • Outstanding organizational and leadership abilities with steadfast resolve and personal integrity
  • Excellent interpersonal and public speaking skills
  • Strong business acumen with a broad understanding of fundamental business principles
  • Outstanding verbal and written skills
  • Experience working with staff on all levels
  • Ability to think strategically to forecast group business needs
  • Experience creating, building, and delivering professional presentations
  • Microsoft Office Suite

Specific vision abilities include close vision and color vision.  The employee is also required to frequently inspect the project and will be exposed to ongoing construction and various weather conditions, including rain, sleet, snow, wind, and heat. The noise level in the work environment may range from moderate to loud.

Works from a normal office setting; however, performs a significant amount of work in all spaces within the facility.  May need to work outside in all types of weather or in all kinds of work environments.

Hazards

May be exposed to extremes of heat and cold as well as certain unsafe environments; occasionally works near moving equipment and mechanical parts, heavy machinery, lasers, powder-actuated tools, and electrical equipment; possible exposure to fumes or airborne particles; possible exposure to internal liquids. This is a safety sensitive position where a momentary lapse of attention can result in serious injury or death.  The noise level in the work environment is usually moderate and occasionally very loud.  Must follow all safety requirements carefully.
